The sense of community has been replaced by anxiety and frustration as legal battles mount and hope for resolution fades.
Dream Homes Turn Into Unfinished Shells

Many of these homes have been left an empty reminder of what they might have become, leaving the dream home they were hoping for nothing but a reminder of broken promises. Sherrill, who paid nearly $200,000 upfront, now faces the daunting prospect of securing additional funds or hiring another contractor to make his house livable. At the same time, Darel’s home sits unfinished and overgrown, derailing her plans to relocate from New York.
“I need flooring. I need all the baseboards put in. All the framing for the doors,” said one homeowner. With Van Der Valk reporting over $1 million in liabilities against less than $100,000 in assets, the likelihood of these homes ever being completed without significant additional investment appears slim.
Retirement Savings Wiped Out

Most of Van Der Valk Construction’s clients were retired people who spent a lot of their savings on building these homes. For retirees like Madeline Frets, the heartbreak is compounded by financial ruin. After spending almost $300,000 on her dream home, she was forced to purchase a mobile home just to have a place to live, leaving her with only $70,000 in her 401(k).
“It’s not only a retirement home; it was virtually my entire life savings,” Darel said. “I put the money down on this house in 2022. It’s now 2025.”
Subcontractors and Employees Also Impacted

When something like this happens, more than just the homeowners tend to suffer from the consequences. With the abrupt halt in construction, multiple subcontractors have been left unpaid for months of work, and many employees suddenly found themselves out of a job, facing financial uncertainty and joblessness.

“I have a bad taste in my mouth about this house—I don’t want to live here,” says Sherrill. “If I have to hire a general contractor to finish it myself, I will do that and sell. I will probably lose about $100,000, but I want this to be behind me.”
